🐚 Ancient. Blue-blooded. Crawling through Pleasant Bay

Together with
Good morning, neighbor!
The breeze is soft, the light’s a little longer, and Brewster just earned the pizza crown (we knew it had heart).
But this week isn’t just about what won. It’s about what moves us.
Forest walks that reset your pace. Art that stirs something quiet. Pride storytime, Father’s Day gems, and the kind of small, local moments that feel bigger than they look.
Here’s what’s unfolding across the Lower Cape. Let’s soak it in together.👇

💬 Can We Run Something by You?
We’ve been getting notes from readers lately—simple, honest asks:
“Could you do something just for food lovers?”
“Anything on Cape homes or gardens?”
“Any tips for things to do with kids?”
“Is there a space for faith and community news?”
It made us stop and think.
What if we offered a few small, meaningful versions of this newsletter—just once or twice a month—focused on the stuff that really matters to you?
No fluff. No extra noise. Just the good stuff you’d actually want to read.
👉 Which of these would you be excited to see?(Just click what sounds good — no signups, no spam.) |
We may not roll out every idea right away — but your input will guide what we build next.
As always, this newsletter is better because you're part of it. Thanks for being here.

“Behind the Numbers, Something’s Moving”
You can feel it even if you’re not looking to buy or sell:
something’s shifting in the Lower Cape market.
Not loud.
Not dramatic.
But real.
Talk to folks around town — a neighbor downsizing, a daughter moving back to care for her mom, a retired couple looking for fewer stairs — and you’ll hear the same thing:
“We’re watching. We’re just not sure what to do yet.”
Here’s what they’re seeing — and what you should know.
🟢 Brewster: Smart Moves Happen Fast
Homes are selling in just 7 days
Sales volume is up 16%
Median price: $622K, holding steady
This is a market that rewards decisiveness.
Well-priced homes are moving quietly but quickly.
🟩 If you're even thinking about it — Brewster won’t wait.
🔵 Harwich: The Door Just Reopened
Inventory up 117%
Prices down 19% to $750K
Buyer options are the best they’ve been in two years
This isn’t panic. It’s breathing room.
More homes. More leverage.
🟦 If you were priced out last year — now’s your moment.
⚪ Orleans: Downsizers, This Is Your Lane
Sales up 66%
Price per sq ft down 40%
Buyers here are choosing livable simplicity over flash.
Smaller homes, smarter decisions.
⚪ If you’re thinking long-term, this shift is for you.
⚫ Chatham: Luxury Isn’t in a Hurry
Sales volume: down 54%
Median price: holding above $1M
This market hasn’t cooled — it’s simply paused.
Buyers and sellers are watching, waiting, and thinking.
⚫ In a quiet market, smart offers shine.
🎁 Feeling Curious — but Not Ready?
We made this just for you:
Not fluff. Not hype. Just clear, local insight.
Inside, you'll find:
✔️ How rising inventory changes your strategy
✔️ What a small mortgage rate shift really means
✔️ Top buyer mistakes (and how to avoid them)
✔️ A no-nonsense look at what Cape buyers want right now
(No spam. No push. Just smart prep — for whenever you're ready.)
And if you don’t read it? Just hope your neighbor doesn’t — before you do.

👑 THE CROWN GOES TO BREWSTER
Some victories roar. Others rise quietly—golden at the edges, kissed by flame.
This one? It crackled straight from the hearth at Stone L’Oven Pizza, where crust meets character just off Route 6A.
After two mouthwatering weeks of voting — and plenty of passionate debates over fold vs. crisp, deck oven vs. wood fire — the people have spoken. And what they chose wasn’t just pizza. It was legacy, flavor, and fire-kissed finesse.
Stone L’Oven – Brewster
Hand-stretched. Charred just right. Never rushed.
This is pizza the way it’s meant to be — deep, honest, unforgettable.
Four legends entered the final round. All beloved. All worthy.
But Stone L’Oven didn’t just win — it felt inevitable. Like all good things do.
To the finalists: You brought the soul.
To the voters: You brought the heat.
And to Stone L’Oven: You brought the crown home.

🍰 THEY’RE BACK, BABY: EAT CAKE 4 BREAKFAST RETURNS
🎉 OPEN TODAY | 7 AM–2 PM 📍 26 Wampum Drive, Brewster
Your morning plans? Cancel them. Because Eat Cake 4 Breakfast just reopened — and the croissants are calling.
The Brewster Buns? Still dreamy. The vibe? Just as cozy.
And yes, the new crew behind the counter comes straight from the Cousins Maine Lobster truck — so they know a thing or two about flavor.
Swing by. Say hi. Walk out with something warm, flaky, and dangerously good.
☕ THE GRATEFUL MUG: COFFEE WITH A PURPOSE 📍 1 Schoolhouse Rd, Harwich Port
⏰ 8 AM–2 PM daily
There’s a new café in Harwich Port — and it’s brewing something more meaningful than just coffee.
The Grateful Mug lives inside the Harwich Chamber, where espresso meets empathy.
Internships for high schoolers. Jobs for young adults with intellectual, developmental, and physical disabilities. Every team member is seen, celebrated, and empowered.
Come for the French Toast Muffins. Stay for the joy.
This isn’t just a café. It’s a community in a cup.

📅 June 20 | 4–8 PM
📍 1 S Orleans Rd, Orleans

🎙️ Lori Lori from Pixy 103, live onsite
Locals say it best:
“Best lobster roll on the Cape — I’d drive 14 hours back for it.”
“Clean, kind, fast — like being hosted by family.”
“Fish that’s buttery and fresh, fries that crackle, and staff that remember your name.”
Whether you’re a regular or a first-timer, this is your excuse to stop by and celebrate a local legend.

⚾ Play Ball, Lower Cape — Opening Day’s Wicked Close!
You feel that? That buzz in the air? It ain’t just the breeze off Nauset or the first real scorch of summer — it’s Cape League baseball, baby, and it’s back in full swing.
Saturday, June 14 is Opening Day, and let’s just say: the Lower Cape’s showing up big time. Whether you're a dugout regular or just there for the kettle corn and sunset, this is the kind of night that reminds you why we live here.
🧢 All Four Towns. One Night. Let’s Go:
Brewster – 5:00 PM
Whitecaps vs. Y-D Red Sox · Stony Brook Field
Easy, breezy ball. Laid back crowd. Great place to bring the kids or swing by after a beach day.Harwich – 5:30 PM
Mariners vs. Bourne Braves · Whitehouse Field
Gonna be a burner. Bourne’s a powerhouse, but Harwich doesn’t play polite — expect sparks.Orleans – 6:30 PM
Firebirds vs. Cotuit Kettleers · Eldredge Park
Best seats? Right on the hill. Bring a blanket, maybe a soft-serve, and soak it all in.Chatham – 7:00 PM
Anglers vs. Falmouth Commodores · Veterans Field
The big one. Lights come on, folks roll in early, and if you’re not there — you’re hearing about it from your neighbors Sunday morning.
🎟 No Tix, No Stress
All Cape League games are free (yep, still!), but these are hot nights — so show up early if you want a good patch of grass or a seat with a view. The snack shack lines move quick, but bring cash just in case.
🚨 Need-to-Knows for 2025:
Dennis Cook is managing Chatham — a former big leaguer with a cannon for an arm and a no-BS approach. Players love him. So do we.
Bourne’s chasing another title, but Harwich, Brewster, Orleans, and Chatham are all gunning to knock 'em down a peg.
Eldredge Park in Orleans? Still magic. That bandstand. Those hilltop views. You’ll be back before July.
📅 Wanna Keep the Season Handy?
Whether you're planning your whole summer around home games or just trying to catch a few with the grandkids, we’ve got your back.
Print it. Stick it on the fridge. Make it a thing.
This isn’t just baseball. It’s Cape life in full bloom — with all the noise, joy, and neighborly heckling that makes it ours.
So find your field. Pack a hoodie for later. And cheer like you mean it.
See you behind the backstop.

🎨 Whales, Sharks & Oars — Chatham’s Art in the Park Makes a Splash
They’re back — painted whales, sharks, and oars, scattered across Kate Gould Park like summer confetti.
Art in the Park is officially on, and this year’s theme is pure coastal magic: Whales, Sharks & Oars, brought to life by some of the Cape’s most beloved artists.
🛶 Oars in the Stores (May 23 – Sept 1)
If you haven’t played before, here’s the deal: local shops hide hand-painted oars in their windows. You stroll, you spot, you smile. Maybe you grab a gift or two. It’s art + adventure, wrapped in Cape Cod charm.
No ticket. No tour. No rules.
Just a self-guided moment of joy — made by locals, for locals, and those lucky enough to walk among us.

🪙 Father’s Day Finds & Forgotten Treasures – Let’s Go Antiquing in Orleans
If your dad’s the kind of guy who still talks about his grandfather’s hand plane… or proudly displays a dusty compass he found in Wellfleet twenty years ago… then you already know where you’re going this Saturday.
The Orleans Antique Show is back on June 14, right on the Meetinghouse lawn, and it’s hands-down one of the best places to find a gift that actually means something this Father’s Day.
There’s something about wandering past old crates of maritime relics, folk art, worn-in furniture, and just-maybe-it’s-valuable vintage tools that makes you feel like you’re flipping through someone else’s memory box. And that’s what makes it good.
You don’t need to know antiques. You just need to love a story.
🗓 Saturday, June 14 · 9 AM – 4 PM
📍 3 River Rd, Orleans (CHO Meetinghouse Grounds)
💵 $5 at the gate · Kids under 15 free
☀️ Rain or shine (and honestly, it’s cozy either way)
You might leave with something for Dad.
You might leave with something for yourself.
You’ll definitely leave with a smile, a story, and maybe a new favorite vendor who knows way too much about 1800s harpoons.
It’s slow, simple, and kind of perfect. Just like Father’s Day should be.

Art shows, storytime, forest walks, and Father’s Day favorites—this week’s packed with reasons to get out, try something new, and feel connected to the Cape. Let’s break it down day by day. 👇

🧭 Until Next Tide
Alright — that’s your week.
A few things worth leaving the house for. A few more you’ll wish you didn’t miss. And maybe, if we’re lucky, a moment or two that sticks.
Not everything needs to be a big deal.
Sometimes it’s just a walk, a slice, a storytime, a stranger who smiles at you in line.
We’ll keep sharing the good stuff.
You just keep being part of it.
Catch you next week,
—Arthur
P.S. If you make it to three events this week without getting stuck behind someone doing 22 on Route 6A… you deserve a medal. Or at least a Whitecaps hat.
