🌊 Good Morning, Lower Cape
The Cape is on the move — and not just the coastline.
Chatham had to literally relocate one of its icons
before the ocean pulled it into the sea.
Meanwhile, four towns just went crust-to-crust
to crown the Royal Pie of the Lower Cape 🍕
Now?
Real estate’s exhaling, Cold Brook is flowing free…
and the week ahead is full of art, music, and movement.
Let’s find out who wears the crown —
slice by slice.

🌊 Lower Cape Cod Market Update | May 2025
Sponsored by Radtke & Associates — where local meets legit
The market’s not cooling — it’s catching its breath. After a dizzying few years, real estate across Brewster, Chatham, Harwich, and Orleans is finding its rhythm again.
Not slow. Not soft. Just smarter.

🧭 That 3% Mortgage Rate?
A Blip in History.
We’re not in a crisis.
We’re in a correction — and a healthier one at that.
Today’s rates may feel high compared to pandemic lows,
but they’re part of a steadier, more sustainable market grounded in long-term trends.
📊 What the Data Shows:
✅ Prices are adjusting to reflect reality
✅ Inventory is opening up, giving buyers more choice
✅ The pace is calming — less frenzy, more clarity
When the noise settles, local insight rises.
Understanding how the Lower Cape market moves, shifts, and breathes?
That’s how you stay ahead.

🍕🔥 The Rumble’s Over — Now We Crown the Crust King
4 Towns. 4 Legends. 1 Crown.
This wasn’t just a poll.
It was a pizza reckoning.
From crispy undercarriages to bubbling cheese and sauce that hugs your soul—Lower Cape locals voted with full hearts and sauce-stained fingers. And now? Only four pies remain standing.
Here’s who earned a place in the Grand Finale of Flavor.
🍕 BREWSTER — The Big Cheese
🥇 Stone L’Oven Pizza – 65%
This wasn’t a win. It was a wood-fired landslide.
Thin crust. Blistered edges. A whisper of smoke.
Brewster didn’t hesitate. They crowned Stone L’Oven their go-to without even breaking a sweat.
🥈 Laurino’s Tavern – 19%
🥉 Brewster Pizza House – 16%
Brewster’s choice is clear: give us char, give us chew, give us Stone L’Oven.
🍕 CHATHAM — Slice to Meet You
🥇 Pizza Shark Chatham – 31.7%
In Chatham, the vote split like a fresh mozzarella tear.
Two titans—Sweet Tomatoes and Pizza Shark—locked in a battle that came down to the final crumbs. But in the end, Pizza Shark edged ahead by a crust.
🥈 Sweet Tomatoes – 30%
🍕 Carmine’s – 22%
🍕 Knots Landing – 10%
🍕 Del Mar Bistro – 7%
So why was Pizza Shark the one to slice ahead?
Because they serve every pie like it's meant to be remembered. Cheesy, crackly, emotional.
🍕 HARWICH — Let’s Get Saucy
🥇 George’s Pizza House – 53%
You want drama? Harwich brought a full six-pie showdown.
But George’s didn’t flinch. They walked in like a classic red sauce heavyweight and left with more than half the vote.
🥈 Pleasant Lake Pizza Shark – 30%
🍕 Ember Coal Fire – 16%
🍕 Harwich Port House – 15%
🍕 NYC Twisted – 4%
🍕 Hot Stove – 1%
George’s is comfort food royalty—the kind of place where the pie arrives hot, the crust folds just right, and the locals nod like, “Yeah, this is the one.”
🍕 ORLEANS — Crust Is a Must
🥇 3 Fools – 51%
This wasn’t a close call. Orleans didn’t just vote. They declared.
3 Fools is the town’s pizza soulmate—topping charts (and pies) with flavor, swagger, and maybe a little foolish confidence.
🥈 Rock Harbor Grill – 33%
🍕 Izzo’s – 8%
🍕 La Bella Vita – 8%
They don’t just make pizza.
They make statements.
And Orleans was here for every saucy word.
🏆 NOW IT’S YOUR TURN
These four champions are tossing into the final round.
It’s crispy vs. chewy. Wood-fired vs. classic deck. Local pride vs. hometown loyalty.
Only one gets the crown.
You’ve tasted. You’ve debated. Now it’s time to decide: Which local legend bakes the ultimate pie? It’s down to the top 4 from Brewster, Chatham, Harwich, and Orleans.Vote below and let the crust speak for itself. 👑 |

❤️ COMMUNITY IMPACT — Where Kindness Isn’t Loud, But Lasts
🛒 Rolling Dignity: The Pantry Cart Revolution
There’s no ribbon-cutting. No flashbulbs.
Just a row of newly donated shopping carts, quietly lined up outside the Family Pantry of Cape Cod.
And yet, these carts are changing everything.
For years, clients carried what they could—arms full, bags swinging, dignity dented. But now? They roll through the pantry like they would any grocery store. Calm. Confident. Seen.
“It’s about normalizing the experience,” says Executive Director Christine Menard. “Everyone deserves that.”
So far, 25 carts have been added. The goal is 60 more.
Each one is more than metal and wheels—it’s a message:
You belong.
📍 Want to help restore dignity, one cart at a time?

🌿 BACK TO WILD — Cold Brook's Comeback Story
Some places whisper.
Cold Brook sings.
This Saturday, June 7 at 9:30 AM, take a step into one of the most quietly powerful transformations on the Cape: the newly restored Robert F. Smith Cold Brook Preserve in Harwich Port. Once a cluster of retired cranberry bogs, the land has been reawakened—a 66-acre revival over 20 years in the making.
Board President Tom Evans of the Harwich Conservation Trust will guide a free, intimate walk along the newly opened All Persons Trail—a gentle half-mile loop with two bridges, sweeping views, and the chance to witness Cold Brook flowing wild and unbothered for the first time in over a century.
Nearly a mile of stream was re-wilded.
Forty-four acres of wetlands, reborn.
All of it for the sake of birds, fish, plants—and people.
This is more than conservation. It’s ecological poetry: a long arc of planning, patience, and care turning back time to give nature its rhythm again.
📝 Space is limited to 15 guests.

P.S. Trivia Time Reveal 🧐
It was the Lighthouse.
Back in 1960, the Atlantic was creeping in fast —
so fast, the famous twin lights of Chatham were in real danger.
One tower had already been moved decades earlier.
Now the second was just 27 feet from the edge.
So what did the Coast Guard do?
They packed it up and rolled it inland on steel beams and grease.
Not a rebuild. Not a replica.
The real thing, moved by hand to save history.
Still standing. Still flashing. Still Chatham.
