The Listing Prices Everything at Van Rensselaer's Except the Name
The South Wellfleet restaurant across from the Marconi Beach road is listed at $2.95 million, and the seven rooms of staff housing out back may be worth more to a buyer than the raw bar. The name on the sign, it turns out, came out of the family.
The listing for 1019 Route 6 is the kind a cautious buyer likes. It covers the private well. It covers the septic system, and a backup generator for the whole building. It counts the parking: seventy to eighty spaces, on 1.52 acres across Route 6 from the Marconi Beach road.
It does not explain the name over the door.
Van Rensselaer's went on the market on Sept. 15 at $2,950,000. For a restaurant that has fed the Seashore crowd under one name or another since 1968, the listing is careful and practical, and almost entirely about plumbing, power and beds. That's because on the Outer Cape those are the hard parts.
Seven rooms behind the raw bar
The commercial listing dates the building to 1943, before there was a National Seashore across the road. It describes roughly 5,812 square feet and more than 150 licensed seats across the operation, a full raw bar and three outdoor areas. It also advertises liquor, entertainment and catering licenses.
Then comes the line that decides who can actually run the place: "a separately deeded seven-room staff housing unit." According to Patch, the housing sleeps up to 14.
On the Outer Cape, a walk-in cooler can be replaced. Beds for fourteen people in July are much harder to find. The business-for-sale listing puts it right in the title: Turnkey Wellfleet Restaurant with Staff Housing in Prime Location! The raw bar doesn't make the headline.
The owners, Peter and Diane Hall, put the staff first too. In the announcement Patch reported on Sept. 28, they credited a crew from "Cape Cod to Arizona" as "the cornerstones from day one."
Southfleet first
The restaurant didn't start as Van Rensselaer's. It opened in 1968 as the Southfleet Restaurant. In 1980 it took the name it has now.
The Southfleet years belonged to Peter's parents. Anne and Howard "Budge" Hall were owners of the Southfleet Motor Inn and Restaurant in South Wellfleet, according to Anne Hall's obituary. They had met on a blind date in Boston while she was a student at Wheelock College, and they were married for six decades.
A family name, not a brand
Here is the part most people who have eaten there never knew. Van Rensselaer was not a name someone picked for how it would look on a sign. It was in the family. Peter Hall's mother was Anne Van Rensselaer Tremper Hall.
That's the whole reveal, and it's enough. A Dutch family name, his mother's middle name, hangs on a seafood house across from a beach named for an Italian radio pioneer. People have been driving in and saying it out loud for forty-six years.
What a deed can't carry
A buyer gets the seats, the well, the generator and the seven rooms. The licenses are advertised too, though a liquor license changes hands only with town and state approval.
Neither the listing nor the announcement Patch reported says when the Halls will step away, or whether a new owner would keep the name. That's the one asset on the property nobody has put a price on. It belonged to a woman who met her husband on a blind date in Boston.
