🐚 Where Will You Be When the Fireworks Start? Lower Cape Knows

Together with

Good morning, neighbor!

You can feel it, can’t you?
July Fourth is just around the corner, and suddenly the Cape feels smaller—in the best way. I’m seeing neighbors I haven’t bumped into since last summer, grills are firing up in backyards, and every night ends with the faint pop of fireworks and a little more laughter in the air.

Honestly, this is my favorite stretch of the year. Main Street parades, last-minute cookouts, local bands playing just down the road—it all reminds me why we call the Lower Cape home.

This edition goes all the way through July 4, so you don’t miss a beat.

Here’s to lazy days, lively nights, and making memories together right here where we belong.

🧭 May 2025 Cape Cod Market Report

Sponsored by Radtke & Associates — where local meets legit
What smart buyers and sellers need to know—now.

Summer's here. And so is something we haven’t seen much of in the past few years on Cape Cod: inventory.

Yes, listings are finally rising. But don’t mistake that for a slowdown. The Lower Cape market—Orleans, Brewster, Chatham, Harwich—isn’t softening. It’s shifting.

The rules are different now. And whether you’re thinking of buying or selling, it pays to understand what the data is really saying.

šŸ” THE BIG PICTURE

According to the Cape Cod & Islands Association of REALTORSĀ®:

  • šŸ  790 single-family homes were listed for sale this May — up 16.7% from last year

  • šŸ¢ 283 condos were listed — a 62.6% jump from last year

  • šŸ’° Median price for single-family homes: $755,000 (unchanged)

  • šŸ’° Median condo price: $443,500, down from $525,000 last May

  • ā³ Homes are taking slightly longer to sell: 47 days on market, up from 45

It’s not a buyer’s market. It’s not a seller’s market. It’s something in between—a more balanced, more strategic market.

šŸ’¼ FOR BUYERS: TIME TO BREATHE—BUT NOT TO WAIT

For two years, the Cape felt like an auction. Blink and you'd miss it. That’s changed.

With inventory up and price cuts increasing—23% more for homes, 69% more for condos—buyers now have options. But this isn’t a fire sale.

Homes are still selling close to asking, especially anything updated or near the water. But overpriced or poorly presented listings? They’re sitting. And that’s your opportunity.

If you're waiting for a price crash, don’t hold your breath. Prices are holding steady, not sliding. And if rates drop? Expect competition to surge.

šŸ’” Pro tip: Buy the home that fits, not the one that waits. A solid offer still wins—now with a little room to negotiate.

šŸ  FOR SELLERS: THE MARGIN FOR ERROR IS SHRINKING

The best homes still command attention. But the difference this year? You’re not the only one listing anymore.

In the past, it took just being on the market. Now it takes strategy.

  • Your home needs to look the part.

  • Your price needs to match the reality—not your memory of 2022.

  • Buyers have options. And they’re comparing.

Sellers who adapt are still doing well. But those who overprice or underprepare are already making price cuts. This is no longer a ā€œthrow it on Zillow and see what happensā€ moment.

šŸ’” Pro tip: List smart the first time. Most price cuts come from guessing wrong early.

āš“ THE LOWER CAPE TAKEAWAY

This is the kind of market where decisions pay off—and hesitation can cost you.
It’s quieter. Smarter. And finally, a little more fair.

  • Buyers: You have more power—but need to act strategically.

  • Sellers: You still have leverage—but only if your home justifies it.

Cape Cod isn’t cooling. It’s recalibrating. And that’s a good thing for everyone—if you know how to play it.šŸ¤ Curious What This Means for You?

Every home—and every move—is different.
If you’re thinking about buying or selling on the Lower Cape, I’m always happy to share what I’m seeing on the ground.

Cape Cod’s After-Dark Allure: Navillus and Del Mar Redefine Dining

The lights are low, glasses clink softly, and suddenly Orleans has its new go-to.

When Navillus quietly opened its doors in March 2024 in the old Guapo’s spot, neighbors weren’t sure what to expect. Now, nearly a hundred glowing reviews later, the place feels as if it’s always belonged—stylish but welcoming, polished but unpretentious.

Chef Sean Sullivan (formerly of Pate’s) runs the kitchen, and the menu reflects his thoughtful approach. Guests rave about the crispy tuna nachos and cones, fresh ahi tuna, and perfectly executed seafood like the buttery halibut special and indulgent lobster ravioli. The smash burger, juicy and flavor-packed, is already a local favorite, alongside dishes like fish tacos, crab cakes, and standout clam chowder.

The cocktail game is equally strong—the grapefruit martini is a refreshing standout, while classics like the AƱejo Manhattan are crafted with care.

Inside, the atmosphere hits a balance—modern industrial warmth, comfortably upscale, and lively without feeling loud. Service consistently impresses, noted repeatedly for genuine friendliness and careful attention.

Open year-round, Navillus feels like a community spot Orleans was waiting for, a neighborhood gathering place that just happens to serve remarkable food.

šŸ“ 136 MA-6A, Orleans | šŸ“ž 774-684-2081 | navilluscapecod.com

There’s a new glow on Main Street, and it’s coming from Del Mar—a space where candlelight flickers off crystal, cocktails arrive with confidence, and every plate feels like a quiet revelation. The hum of the bar sets the tempo: espresso martinis for nightcaps, crisp wines and seasonal sips that live up to the menu’s promise.

Here, dinner is a study in craft and comfort. Gnocchi is so pillowy it could pass for a Roman holiday. Halibut and cod arrive glistening, each bite bright and perfectly seasoned, while wood-fired pizzas—especially the fig and prosciutto—strike a chord between sweet and savory. Even on stormy nights, the carrot cake and conversation are warm.

Staff move with grace, guiding you with ease and attention that never feels scripted. The crowd is a blend: local regulars, destination diners, friends clinking glasses at the marble bar. Everyone seems to know they’re in on something special.

Del Mar isn’t just another restaurant. It’s the new pulse of Chatham—chic, effortless, and undeniably delicious.

🧨 Cape Cod, Come Alive

A Love Letter to July Fourth on the Lower Cape

Celebrate Lower Cape • Fourth of July Edition
Brewster. Chatham. Harwich. Orleans.
One week. One coastline. A thousand ways to feel it.

There’s a hush right before it begins.

A salt breeze stirs the hydrangeas.
Porch flags stretch awake.
Somewhere, a pancake flips. Somewhere else, a marching band tunes up beneath bunting.

And just like that, the Lower Cape slips into its most cherished tradition: Independence Week.

Not loud and boastful — but with all the quiet confidence of a region that knows how to celebrate what matters most:
family, community, summer, and one another.

Here, July 4th isn’t just a holiday.
It’s a heartbeat.
And this week, we all walk to its rhythm — together.

šŸŽ† Lower Cape Parade Day: Neighbor-to-Neighbor

Set that alarm, because on the Fourth, you’ll spot chairs popping up along Main Street before the birds are even up—Chatham folks know you can’t put them out before 2:30 AM, but plenty of us are out there right on the dot, coffee in hand, waving to anyone doing the same.

Chatham, 9:30 AM sharp.
This year’s ā€œSeasons of Chathamā€ theme is perfect—expect floats with hydrangeas, maybe some autumn leaves or a winter sled, and plenty of neighbors dressed up and smiling. The Chatham Band will be out in their reds, kids on bikes will zigzag between the floats, and you’ll probably run into someone you haven’t seen since last summer. Main Street closes by 8:30, so most of us either park at Oyster Pond or catch the Monomoy shuttle—less hassle, more time to chat as you walk in. Oh, and candy? No throwing from floats—hand-to-hand only. That’s just how we do it here.

Orleans, 10:00 AM.
If you like a bit of Cape humor, Orleans is the spot. This year’s themeā€”ā€œYou’re Gonna Need a Bigger Floatā€ā€”guarantees a few shark fins, lots of laughs, and of course, folks going all out with decorations. Grand Marshal Brendan Gutman leads the way. The route starts at Eldredge Park Way, heads down Main, and ends by the NRMS parking lot where trophies get handed out. Locals know to grab a spot behind Staples or at the elementary school, but expect a bit of a walk and a lot of ā€œhappy Fourth!ā€ greetings along the way.

But honestly, the real reason we show up isn’t just the floats or the bands—it’s for those quick catch-ups, the kids running around with painted faces, and just seeing the whole town together. For a few hours, it feels like the Cape shrinks down to one big family.

Snap a photo?
Tag it with #CelebrateLowerCape so we can all relive the best moments next week. See you out there, neighbor.

šŸŽ† Nights That Snap, Crackle & Stun

As the day stretches golden and the sunscreen wears thin, the Lower Cape turns its gaze skyward.

On July 2, Orleans’ Rock Harbor becomes something otherworldly.
The sky blooms over the bay, fireworks shimmer in the salt air, and families — some barefoot in the sand, some perched on coolers — clap not just for the show, but for each other.
For being here. For being part of this.

That same evening in Chatham, Veterans Field transforms into a warm summer postcard.
Kids play tag in the grass, the band takes the stage, and the scent of hot dogs and cotton candy fills the air.
At 9 PM, the sky becomes a canvas of celebration. No phones out. No filters needed.
Just faces tilted up and hearts wide open.

⚾ Where the Fireworks Meet the Dugout

Here on the Cape, baseball isn’t a sport — it’s a summer ritual.

In Brewster, the Whitecaps face off with the Harwich Mariners on July 4 at Stony Brook Field. Bring a blanket. Bring the kids. Bring someone who’s never seen a small-town game — they’ll thank you later.

Then head to Eldredge Park in Orleans, where the Firebirds host the Chatham Anglers in one of the most spirited rivalries on sandlot soil.
There will be fireworks. There will be hot dogs. And there will absolutely be at least one kid wearing ketchup like it’s war paint.

Everyone stays up too late.
And that’s exactly how it should be.

šŸŽ· Harwich: The Cape’s Softest Song

No parade? No problem.

Harwich never needs to shout.
It hums. It flows. It invites.

On Wednesday, July 2, Harwich Port turns into a living playlist for Port Summer Nights. Four bands—Fred Clayton Trio, Flat Rabbit, VB & The Buzz, and Darling—will play up and down Route 28 from 5 to 8 PM. Families stroll, couples dance under the lights, and kids leave their mark in sidewalk chalk.

The night before, the familiar brass returns for a real Cape tradition: the Harwich Town Band’s 50th season at Brooks Park. There’s no stage show—just neighbors in lawn chairs, brass horns gleaming at sunset, and music lifting into the warm air. The band plays every Tuesday at 7 PM all summer, including Tuesday, July 1.

And if you’re looking for stillness, the Cape Cod Lavender Farm is hosting QiGong in the fields—a gentle, meditative movement class among blooming lavender. Breathe deep, move slow, and discover what peace smells like in July.

🧺 Brewster: Where Summer Feels Handmade

Brewster doesn’t rush.
It’s the kind of town that feels like a Sunday afternoon in July — stretched out, sunlit, and deeply content.

At Drummer Boy Park, the By the Bay Fine Art & Craft Show (July 4–6) turns the green into a gallery.
Photographers. Potters. Woodworkers. Sea glass artists. Each booth tells a story — and each piece carries a little bit of the Cape with it.

Come evening, the Brewster Band fills the air with old favorites under the windmill. Kids twirl. Adults sway. Even the dogs seem to smile.

🐚 The Cape, As It Was Always Meant to Be

July Fourth on the Lower Cape isn’t performative.
It’s not curated.
It’s real.

It’s a child’s first firework.
A neighbor waving from a float.
A grandparent humming ā€œYankee Doodleā€ through a mouthful of ice cream.

It’s wet towels on clotheslines.
It’s clap-along concerts and barefoot walks home.
It’s sweatshirts after sunset and sand in the car for weeks.

It’s home.
And this week, it’s yours to savor.

✨ So, How Will You Celebrate?

We’ve rounded up every time, route, RSVP, and detail in this edition.
But the real magic? That’s yours to find.

Because Lower Cape isn’t just a place.
It’s a feeling.

And on the Fourth of July…
It’s the best one.

This week, let’s make the Cape feel smaller (in the best way). See you out there, neighbor.

šŸŒ¬ļø Where the Windmill Waits
By the Bay Fine Art & Craft Show
šŸ“ Drummer Boy Park, Brewster | šŸ—“ļø July 4–6
šŸ•°ļø 10 AM–4 PM Daily

After the fireworks and cookouts fade, Brewster settles into something quieter.

Every summer, Drummer Boy turns into a little open-air art village. You’ll hear the wind in the trees, maybe catch the clink of lemonade ice, and wander past hand-thrown mugs and seaglass earrings made just down the road.

This isn’t a big festival. It’s something softer — more local.

šŸ–ļø Why Go?

Because it feels like summer used to.

You’ll meet:

  • A silversmith who sails in the morning.

  • A basket weaver whose grandkids help in the booth.

  • A painter who never took photos — just painted from memory.

This isn’t shopping. It’s catching up.

🧺 Before You Head Over

  • Bring a tote. You’ll need it.

  • Bring a blanket. You’ll stay longer than planned.

  • Bring a friend who needs a breather.

Brewster doesn’t shout.
It just feels like home.
